"The edgewater resort was amazing. It was more than we ever expected. The villa was really nice and myself, my husband, and the children enjoyed it. "Best resort ever according to our 9 year old daughter. We had a villa and it was nice and clean. The knob feel off the shower but we just put it back on. Everything was pretty much walking distance which was great and also they have tram service. Very relaxing on the golf side, I personally wouldn't stay on the beach side. There is no wi-fi in the villa but in the conference room and by pool."

"The price was good, but the resort was not great. The villa was old with old furniture. The dining room chairs were very dirty and so were the carpets. There were no wash clothes in the master bathroom. There was no WiiFi as advertised. There was an option to buy internet service, but no wifi. Very small television in the master bedroom also. The staff was not helpful at all."

"We got in to our villa and the carpet looked like it was 20 years old and very dirty, we ask for a change and after 3 calls and complains with desk, they change us to a different villa better looking but not what we expected. T.V. broken call first day maitanence department they never fix it. When we check in, front desk staff not friendly at all and no knowledge. Operations manager right at desk not proffesional or polite, 0 acknowledge. Would not come back ever."

"Poor service
Checked in and got settled late, got ready for bed and there were no sheets for pull out bed. Call and front desk explained that well we are very full and probably had no sheets. Even though it was myself and a child they would not bring me sheets. Said that he was the only one there at night.
We also needed internet so that I could work from my room for several hours a day. Were assured upon booking and arrival that it was available. After 2 days finally they discovered my modem was broken but could not fix or replace. They really couldnt tell me when it would be fixed. They did have wireless if I wanted to pay extra. Would not even comp it to me though hard wired internet was broken. They said that I could come sit in lobby and work.
On the resort side of things they only have one main pool and it is way too smaill for the amount of people. Could never find a chair. Also went to eat at resturant and attempted to charge to room and was told that they did not set me up to charge. I had sent my teenage son and friends off with key and room information to be able to charge food and drinks to room and they were unable and did not have money for the day because i was ill prepared with this informtion. BAD Business"

"We have vacationed at many places along the Gulf Coast and really enjoy staying at full-service beach and golf resorts. The Edgewater was by far the biggest disappointment as far as accommodations. Our beachfront condo was out-dated and not very clean. Prior to our check-in, you could tell the cleaning staff did the bare minimum to prepare the room. We went to the nearby Wal Mart to purchase additional cleaning supplies and basically 're-cleaned' and disinfected the condo to feel more comfortable. The master bedroom had filthy out-dated greenish carpet and the decortative rug in the family room was extremely filthy and had not been vacuumed. For the condition of the condo, the value was not appropriate. The elevators, foyer and breezeway areas were not kept very clean. The positive of Edgewater is the location. It is very convenient to most of the attractions. Also, the pool and beach offered many activities. There were on-site jet ski rental, banana boat rentals and other activitieis that did not require off-site driving. The on-site 9-hole par 3 course was great for practicing golf swings and a good value; although it was not kept in the best condition. It is time the individual condo owners and property management invest in much needed upgrades to this facility."

"we did enjoy our stay on panama city beach even though tropical storm debbie rained on our parade. however, our golf view condo left a lot to be desired. in need or updating, (dirty carpeting in the bathrooms and bedrooms and scuffs on the walls) we would have been able to overlook all of that, however, because of all the rain, it would have been nice to be able to see the weather channel and get updates on the storm and also watch a movie or two whil waiting out the storm. we contacted the front office several times that none of the televesions were wroking and they said someone would be out shortly. our son arrived the second day of our stay and fixed the problem. we stayed two nites, so half of our stay was without t.v. service. probably not a big deal on sunny days, but under the circumstances we would have appreciated good customer service. "

"I know this 'resort' has been here for years but the pictures and descriptions are a little misleading. We stayed at the villas for 2 nights and paid $435. I was travelling to my best friend's wedding which started at 7 pm when checkin time is 4 pm. While reserving the room I put comments requesting an earlier checkin if at all possible due to the fact that I needed to get ready asap for the wedding. We arrived around 2:30 pm. People were checking in to the left and right of me but I was told our room was not ready. I explained that I requested an early checkin for the wedding and was asked to leave a phone number and would be called as soon as the room was ready. We went to get a bite to eat and came back at 3:50 pm. We never received a phone call. When we spoke to the front desk staff member she said that checkin, 'STARTED AROUND 4 pm' and that our, 'room still was not ready'. After complaining she found us another room. When we got there I felt as though she purposely put us in this room for complaining. They failed to tell me that each of these rooms were actually condos owned by different individuals who are responsible for maintaining the unit. Needless to stay, the owners neglected to maintain this unit since purchase circa 1978. The vertical blinds were broken and laying on the floor in the living room and the bedroom. There were sunflower seeds on the nasty carpet. It smelled like my great grandmother's house and looked like no one had been there by the cobwebs on the windows. I could hardly walk in to pick up one of the two working phones to call the front desk and demand a room switch. They found us another room. By this time I was very late to get ready for the wedding. The new unit had been renovated but still was nothing like the pics on their website. We never used the living room because the furniture looked like it could have had bedbugs and the blinds were broken in this unit's living room and bedroom as well. There was a blood stain on the comforter that we quickly removed. The next night we got neighbors on top of us and we could hear every footstep and what show they were watching. At the pool we felt like we were constantly under attack. They have staff that walk around constantly making sure that you do not have coolers and that you do not have a drink in the pool and that all the pool chairs are in perfect alignment (which is very annoying when you are on the second row and cannot see anything in front of you but the back of a pool chair). Overall, do not expect the front office staff to go above and beyond what minimal customer service they may have never been trained on, know this is an old property, your room may never been remodeled and you will have to be on your P's and Q's around the pool police at all times."

"I was not pleased with Edgewater Beach and Golf Resort. Check in time is at 4:00 and we arrived at 2:30. Most places I have been to lets us check in early. Edgewater let me check in but said our room was not available yet and they will call when it is. I waited around until 4:00, which is check in time, and it still was not ready. I was told they were in there cleaning it right then. I checked back at 5:00 and she said they were still in there cleaning. I waited in the office for about 15 mins. until I finally gave up and left, and in that time 2 different people came in complaining about something. So I guess I am not the only one who didn't have a good experience with Edgewater. They finally called me at 6:00 and said it was ready. We get our keys and go to our room. It was a very nice room but we could not enjoy it because we had a show that we were already late for because it took so long to get the room. We got a 1 bedroom but was told it had a pull out bed in the couch. And it did but there was not any sheets or blankets anywhere. When I went to the main office they told me that housekeeping has already left and they only had sheets to give us. So we had to sleep with sheets only."

"We have stayed at Edgewater many times over the years and have always been pleased, but this visit was a little disappointing. There was a dead roach and a live roach in the living room; 2 live spiders in the bathtub and various dead mosquitoes and bugs lying around. The maintenance manager was very rude, but did send someone out to spray the condo. In the hall bathroom there was what looked to be dried vomit on the wall. The first thing we did was vacuum the whole place. We also had constant running around in the condo above us. Other than that, the condo was nicely decorated and we really enjoyed the pool. The security is impressive and we like that. Not so sure we'll be back, but if we do return, we will request an upstairs room!! "

"When arriving there were more fees charged after paying a large amount of money. The staff was rude young and was not receptive to the amount of people checking in. When arriving at unit is was very old and extremely dirty. Had to buy sheets to put over bed just to sleep. The mattresses were so old in the one room a small foam mattress was placed on top of mattress to help ease the mattress pain.. This unit 113 in the villas is not up to standards. There were bugs every where and it was so dirty with hair and filth from mold and mildew in all bathrooms. You can certainly tell that this is an older facility and is cutting corners. When I tried to talk to a manager there was no manager present. She would not be back until Wednesday and I could call her back next week. Also if you want internet service 25 dollars a day on top of what is already paid for the room. I can not begin to tell you how dissatisfied I was with my stay and the lack of concern for all my complaints. They went unanswered. Would you put your family to include your children in a dirty place with bugs everywhere? We could not transfer due to payment made prior to arrival. Please check this out Many complaints were voiced during this stay"

"I was a little disappointed with the lack of upkeep for a resort. Our room wasn't available at 4PM, so we had to wait an hour to get into our room. The beds in one of our bedrooms was missing top sheets, blankets and comforters (they said they were out of comforters?!), we had six people booked for the room and only 3 towels, then the shower head came off in our shower. Also, when I called to get on the internet, they told me to use the ethernet cord (which was broken), later in the trip I got a new cord and found out that wi-fi was available for a fee. After I paid the fee I still couldn't get a wi-fi signal most of the time. The last straw was when we called for a Tram to take us to to pool area and when we came downstairs to meet him, the tram driver refused to believe that we were the ones that called and wouldn't take us. We come to Panama City every spring break. Not sure I will come back to this resort, but I will say that their pool area was fun and having the restaurant on the beach was a great addition."

"I was very disappointed with edgewater. I have stayed there before and loved it. My husband and I were going on a much needed getaway. I had chatted online prior to booking concerned that the condos dont always look like they do in the pictures. I was assurred they did! Not the case.We payed $ 233.00 a night for a 1 bedroom condo. The first one they gave us was just nasty. There is no better word I can use. They moved us to another which was alittle better but still very run down and not very clean! We did not even have a fitted sheet on the bed and the flat one did not actually fit the bed. The dryer took about 5 hrs to dry one load of chlothes. Not at all what we were looking forward to ,but we made the best of it!"

"Our stay at Edgewater Resorts was the worst experience I have ever had with a condo type setting. The rooms were very outdated in appearance and smelly/stuffy. The room still had a dirty towel located in the bathroom from a previous guest. Other complaints noted: broken dishwasher, refrigerator remained lukewarm the whole time (3 days) ended up placing drinks and food in the freezer to keep food from spoiling, dirty dishes from previous guests, no hot water, and dirty tub. This was our upgraded condo. T My family will never stay at Edgewater Resorts again. The resort charges too much money for the run down units that are offered."

"Very disappointed in our villa # 902. It was so dirty when we got there. Hair all over the floor. Condo needs updated! Only 1 vent in the 2 bedrooms (needless to say, we had to purchase fans), and 2 vents in living room. If you turned air down to help cool bedrooms then you froze in living room. Flooring was disgusting!! Took about 2 hours to get a load of clothes dried. We did not cook in the condo all week because it just was not clean enough. The resort itself is beautiful but update your rooms and get some American people that know how to clean and that can understand you!!!!!!!! We stayed July 1-6, 2012!"

"Villa was very nice but was totally suprised to be charged $40 nonrefundable or leave credit card for damage to property in the amount of$ 500 and to be forced to sign a waiver at check in. Carpet was stained previously, Refrigerator Drawer cracked and broken previously, Scuff Marks on walls, Dresser Drawer handle missing, several Kitcjhen and dining items missing etc. I wonder how difficult it would of been for me to prove I wasn't responsible and my $500 released after their so call inspection. THIS POLICY NEEDS TO BE CHANGED OR REVISED IN SOME WAY. I have never stayed where I coudln't get my Deposit return for Damages.and you had it in mouse print on the confirmation."

"We just got back from a 5 night stay at this resort. The Villas are clean and in a great location. We were facing the 2nd hole of the golf course. It is very quiet and peaceful. The staff were excellent. We were close to everything and you can even take a tram over to the beach side if you need to. We walked and over in less than 4 minutes. The condo's need a bit of updating (they are 30 years old), but it really is a very minor point. Also, note that the Wifi is not available in the villas. They do have a lan connection, so it's not a big problem unless you have 2 computers, which we did. We just shared. Overall, an excellent value and we would definitely return."

"Super clean condo; incredible off-season value (we went in early Nov); stayed in the villas, across the street from the beach. Our unit was well-furnished and spotless. The property has 11 pools, but 10 of them are very small (but heated). The lagoon pool is beautiful and huge, but not heated. There is a free shuttle on the property to cart you around. You just call and it picks you up. Because it was off-season, parking was very convenient for the beach, so we didn't have to lug our beach paraphenalia very far. Beach is beautiful... white sugar sand, clear water. There is a sand bar that extends at least 40' out from the shoreline, which was great for boogie boarding.
The only beef I have is that the description boasted free wi-fi, but it doesn't tell you that it is only available in the check-in lobby. They do have free cable modems... bring your cables (which I did not do).
I cannot imagine staying anywhere in PCB during tourist season. The beach area is over-built and is a solid wall of high-rise condos. It seems like the beaches would be too crowded."

"The condo was very nice and we had a great time in Panama City Beach. Condo's floor plan was a little different than it showed online. But no big deal. Condo was just a tad out dated. "We love the Edgewater resort. The condos vary greatly from newly remodeled to obviously worn. But every one I've stayed in was clean. Parking is always very easy, I've stayed in Bldg 1 and the Leeward bldg. I like the Leeward bldg because it's not as hectic. The pools are great and the grounds are well kept. I like that there is Security that keeps people from being too rowdy. The poolside resaurant is great for lunch and drinks. The little conveniece store is also great. Edgewater is the only place I stay when at PCB. "

"What a beautiful place! We were very please with the 2 bdrm deluxe condo accomadations. We stayed in Tower 1 on the 3rd floor, the condo was decrated nicely and the view was from the balcony was absolutley awesome. We went in Sept 2011, and the weather was so nice, and there were no crowds, it was like we had the place to ourselves. The lagoon pool as they call it, is beautiful and huge, and the Fitness facility was nice too. Will definately will come back here again in the future."
